RENTAL VALUATION
We will assess the rental value based on condition, location and standard of the property.

MARKETING YOUR PROPERTY
Your property will be advertised in local newspapers, displayed in our offices and on our residential lettings list.

TENANTS CREDIT CHECK/REFERENCES
We will initiate a full credit check on all potential tenants. We use a reputable credit reference Agency who carry out a thorough credit history on all applicants.

Only those who obtain a satisfactory credit check will be considered suitable applicants for your property.

TENANCY AGREEMENT
We will prepare a six-month Assured Shorthold Tenancy Agreement.

This has been written by ‘Training For Professionals’. This agreement is worded to ensure the Landlords interests are protected and is regularly checked and updated by ‘Training For Professionals’ in order to ensure compliance with current Housing Act requirements.

The cost of the Tenancy Agreement is borne by the tenant.

INVENTORY AND INSPECTION REPORT
A Complete Inventory and Inspection report will be carried out prior to a tenant taking possession of your property. We will make a note of the structural and decorative condition of the property. (There is no extra charge for this service). During the tenancy periodic internal inspections will be carried out to monitor the condition of your property.

BOND/DEPOSIT
We will take a bond – equivalent to one months rent. At the end of the tenancy the property will be inspected and the inventory checked and updated accordingly. An assessment of any dilapidations will be carried out and relevant deductions made before the deposit is returned back to the tenant.

COLLECTION AND PAYMENT OF RENT
We will collect the rent on your behalf. Once the rent has been cleared through our bank account we will credit the landlord by cheque less our commission (plus VAT) and any authorised expenditure. We can credit your rent directly into your bank account, or send it to you direct by post.

RENT GUARANTEE
Through our credit check reference service we can provide a rent guarantee insurance. This scheme will cover 12 months of lost rental excluding the first month and all related legal expenses.

RECORD OF PAYMENT
A statement will be sent to you each month showing all rents received and any deductions made.

MAINTENANCE AND REPAIRS
We can arrange for repairs to be carried out by our qualified contractors on your behalf. We will deduct the cost from the monthly rent.

LANDLORDS INSURANCE
We can provide competitive quotes for buildings (contents where necessary) through HomeLet, a company specifically used for rented properties.
